Welcome to a special place
As a family we have had the great fortune to experience the deep peace, positive energy, and spectacular views from the Santa Margherita olive grove, a little piece of Istria that means so much to us and those who have visited us on grove tours over the years.
After many years our dream has been realised to allow guests to stay. The villa is beautiful, but in our plans we always understood one important thing – and that is that nature is even more so. The sunsets, the views, the night sky is really what you will remember – because nature is more beautiful than we can ever create.
OUTSIDE SPACES
We wanted to celebrate the sky and the views, as they are so amazing, on this gentle hill that is Vodnjan with a house far away from any other deep in the local farmland.
The outside spaces include a swimming pool and sunbathing area with covered pergola which can be adjusted to form a sealed roof if needed and with adjustable wind breaker also. Off the living area there is a covered terrace to the south and a summer kitchen / dining area on the west side. There is a terrace on the north of the villa which is fully shaded in the late afternoon and to the east is a sunken garden. Parking is spacious for two or three cars.

INSIDE SPACES
Everything that you need with no distraction, because a holiday is about enjoying family and friends in a beautiful place together. Less decisions and more joy is the idea.
The inside spaces include a large open living area with a wood burning fireplace and a modern dining area with all the most modern culinary facilities. There are two upstairs double bedrooms, both with with en-suite bethrooms, the master bedroom with a free standing bath and terrace with spectacular sea views. A third downstairs bedroom has a double bed and double pull-out bed/couch. There is a downstairs toilet with washing facilities and best of all is a wellness area with jacuzzi and sauna accessing directly onto the pool area, which enjoys the western setting sun.

Wellness facilities
Your stay is about rejuvenation. Enjoy our wellness facilities, sauna and jacuzzi in combination with the swimming pool for your, enjoyment relaxation and pleasure.
The master bedroom also features a freestanding bath where you can relax in peace and quiet with both the wellness area and the master bedroom bath enjoying views of the sea.
Robes are provide and floor heating is throughout.
VILLA LAYOUT
The villa is designed to accomodate 8 people with two of them being children or 7 adults. There are two bedrooms with double beds and a third bedroom with a double bed and a double pull-out couch, which is great for a third couple, a young family, or the kids of two families altogether.
Ground floor includes the main living, kitchen, dining area, an ensuite bedroom with with extra pull-out couch, a toilet with washing machiene and wellness including a jacuzzi and sauna.
First Floor includes two ensuite bedrooms uniquely laid out to maximise the feeling of space and with the master bedroom (to the west) also featuring a free standing bath where you can relax with stunning views of Brijuni across the spacious terrace.

Winter at the Villa
Winter in Istria is the perfect time to get away and get rest, peace and quiet and also a chance to refill your batteries. The Villa has a wood burning fireplace, wellness facilities and underfloor heating throughout the house.
Start the day with a vigerous morning walk by the sea just five kilometers away. Enjoy breakfast with fresh produce from the Pula market. Meditate or exercises on provided pilates mats and use the wellness at your leisure. In the early evening visit a local restaurant and finally when you come home, curl up by the fire with with a good book.

Pets are welcome at Villa Santa Margherita upon request. Please contact us when you make your booking so we can discuss your needs and our reasonable house rules for pets.
Bookings are made directly through our website. We request a 30% non-refundable deposit to secure booking and final payment 4 weeks prior to arrival. All prices are displayed in euro and in inclusive of VAT.
State tourist tax is charged seperately and paid at the end of your stay with any other optional services requested.
Toursit tax is charged at €1,33/person/day 01.04 – 30.09.2024 and €0,93 in other periods. Children 12-18 years are half price and children under 12 are free.

The wonderful moments spent in Santa Margharita are difficult to describe in words, it is a place you have to feel... the feeling of silence, enjoying the smells and tastes, colors and views, sunsets and happiness that this place provides. The pleasure of sitting on the terrace with a view of the sea or a walk in the olive grove in the company of dear friends and hosts bring forgetting the word stress and a sure recommendation that the vacation in this place will be perfect.
Wir haben uns sehr gefreut, einer der ersten Gäste in der Villa Santa Margherita zu sein. Es ist wunderschön gebaut in Bezug auf Layout, Qualität und Komfort. Die Lage ist spektakulär - umgeben vom Olivenhain von Brist - ruhig und landschaftlich reizvoll, mit Blick auf die Insel Brijuni. Meine Kinder liebten den Pool, von früh bis spät. Und wir haben das Wellnessangebot genossen.
We've had truly a beautiful time and stay at Villa Santa Margherita during our visit to Istria. Location of the villa is stunning! Away from the crowd any time of the year it is placed in the middle of endless olive groves surrounding it and you can have full privacy and enjoy the silence during beautiful sunsets or sunrises. It is still very close to the main road to Fažana and Vodnjan which makes it perfect for family stay. The villa itself is beautiful both inside and outside, spacious and well designed with everything you need and rest completely. My favourite though - the wellness area and the outside pool where my kid enjoyed the most. A lot of love has been put in this villa by it's beautiful owners and I highly recommend it to anyone seeking both peace and silence alongside beaches and restaurants near.
A wonderful extended weekend with the kids in Santa Margharita recharged our batteries. The view of Brijune leaves you breathless, the greenery of the olive groves exudes peace. The luxury of seclusion and superbly equipped Villa. Recommended for any season. Thank you to Lena and Paul for sharing their love and passion for olive growing with us.

Villa Santa Margherita is very well located just outside the town of Vodnjan on the road connecting Pula and Rovinj.
Vodnjan (3km)
Vodnjan is our home, and the location of our shop, and a historical place to visit. A Venetian town at heart, there are so many interesting things in the old town as well as all the things you need close by.
Brijuni National Park (10km + boat ride)
This is a great place to visit and there is so much more there to see. Come ask us about some of the hidden highlights that you can discover there.
Pula: (15km)
Pula is the centre of life in istria and also home to the famous Amfitheatre and Roman arch among many other famous sites. We recommend a visit to the city fresh fruit and fish market especially.
Rovinj: (22km)
Roving is the jewel of Istria, just 20 minutes away. Walk the harbour area or climb to the very top of the town at sunset for the most breathtaking views. Coffee on the Hotel Adriatic terrace is a must if you can get a seat!

As you can see the great thing about the villa is that it is deep in the winding back roads of Vodnjan. On the other hand our address, which we have newly received because the villa is new, doesn’t really help you find us. But don’t worry, we will explain exactly how to find us before your arrive, just like our guests who visit for a tour with us. 🙂
